What Do We Inspect?
Roof Deck Attachment
The most common roof deck types are plywood and OSB. The most important feature of the roof deck is the attachment of the plywood to the trusses (nail size and spacing).
Secondary Water Barrier
This is not found in most homes.
Secondary water resistance (SWR) is a layer of protection that shields
the home if the roof covering fails. The two types of SWRs are
Self-Adhering Modified Bitumen Underlayment (which is applied to the
exterior of all joints) and Foam Seal (which is sprayed on to the
underside of your decking).
Roof Covering
The most common roof covering materials in Florida are shingles, tile and metal. A key factor in roof covering performance is the method of attachment of the roof covering to the roof deck. The most recent building code enforced is 2001 FBC.
Roof Geometry
Roof geometry refers to the shape of the roof, not the roof covering. The most common roof shapes are hip, gable and flat.
Gable End Bracing Gable end wall failures in hurricanes can lead to significant damange and loss for the homeowners and insurance companies. Properly constructed and/or braced gable end walls can go a long way to reducing these loses. If gable ends are not currently braced they can be retrofit to meet current minimum requirements per the 2001 FBC.
Roof-to-Wall Connections
The roof-to-wall connection is a critical safeguard that keeps the roof truses attached to the building walls. Proper installation is critical to connector performance.
